High End Hotel Company Introduces New Points System Option

Ritz Carlton has been well known as one of the leaders in luxury hotels for what seems like forever. Timeshare Scams Enter Everyday Stops

Timeshare scams have long since blackened the otherwise bright skies of vacation property ownership. There are easy ways to avoid them and not get tangled up in hard sales pitches and “free giveaways,” but still timeshares take advantage of uninformed individuals and suck them into an irritating whirlpool of phone calls and empty promises.

Much like computer viruses, timeshare scams seem to evolve just as soon as we have figured out how to avoid them. Heed this warning and avoid the newest degradation in timeshare scams. This poor guy in Virginia thought he was just going out to lunch at a Subway restaurant. Turns out he was entering an establishment of the newest purveyors of timeshare scams. While waiting in line this man filled out a contest entry for a “vacation giveaway.” About a week later he received 3 phone calls telling him he won a Visa gift card, a Subway gift card and a free trip to Orlando for 3 days. Immediately noticing an offer too good to be true, he asked for more details. The caller told him he had to pay a $75 deposit and attend a 90 minute presentation at the resort. He was lucky, he had heard similar stories of timeshare scams. He turned the offer down, but still continued to receive harassing phone calls for some time after.

Stories like this are nothing new, but the tactics with which these companies trick people into submitting personal contact information are changing. Hopefully this story will allow you to see new scams coming from a mile away. There have been timeshare scam success stories where “contest winners” accept the vacation giveaway offer and suffer through the 90 minute high pressure sales pitch and then enjoy the rest of the time at the resort. If you can remain steadfast in your position to not submit to the salesmen at these pitches you may be able to get away with a “free” vacation, but more often than not the presentation sours the experience and it’s better to avoid the situation altogether.

Scams continue to plague the timeshare industry and leave companies like us continuing to fight for legitimacy. The best way to avoid these unethical approaches are to stay educated on the actions of legit timeshare outfits compared to illegitimate timeshare companies. Also, read the fine print of every contest you enter or form you submit with any personal information. Many times the fine print will tell you right out that you are surrendering your right to keep your personal information confidential. Ritz Carlton Moves to Points June 9, 2009

Ritz Carlton Hotel Co. added a destination club option on April 28th. Instead of locking investors into a specific destination they are allowing investors to purchase points packages which allow them to own interest in several vacation properties. This will allow and investor in the Ritz Carlton point package to travel to all Ritz’s properties worldwide.

The cost of these packages will cost from the low $100,000 to $800,000. This strategy is similar to one used by the less pricey Disney Vacation Club. Investors in both programs are able to use points like a currency which allows them to buy their vacation time.

In past Ritz Carlton owners would own a specific resort and should attract more people who don’t want to be an owner of a single resort. “Points give you much more flexibility.” said David Short, Ritz-Carlton Destination Club’s regional vice president of sales. “They allow people to customize each trip to their own needs.”

What problems should I be aware of when buying a time-share?

One problem is that expenses often offset the savings. If, like most people, you finance your time-share purchase over time, the interest costs alone may eat away that supposed profit. Even if you pay cash, you lose the interest you could otherwise have earned on that money.

And unlike renters, who have the option of coming or not coming from season to season as a resort becomes more or less desirable, time-share owners are generally locked in. In some cases, they may be able to exchange their property, but that involves a formal exchange program and costs money. They usually cannot sell the property except at a substantial loss.

Furthermore, your time-share contract will make you responsible to pay any increases in taxes, maintenance, or repairs. If you think any of these amounts are going to decrease, you’re in for a big surprise.

Total Costs

Total costs include mortgage payments and expenses, as well as travel costs, annual maintenance fees and taxes, closing costs, broker commissions, and finance charges. Annual timeshare maintenance fees can be high depending on the amenities of the resort. The larger and more upscale the resort, the higher the fees. These fees cover all of the costs of operation but are typically several hundred dollars a year. These fees can and do rise over time. All of these expenses should be incorporated when determining the overall cost of purchasing a timeshare.

Practical Factors

Timeshares provide the convenience of prearranged vacation facilities, but keep in mind that future circumstances may alter future planning ability. Timeshare plans typically do not include recession provisions for poor health or job loss. Vacationing tastes and favored activities may also change over time. These factors should be considered in evaluating a purchase.
